A Note From the Author

Hi, I'm James Walker.

I wrote this guide because I've watched a lot of military families show up at Fort Bragg with orders in one hand, a stack of online listings in the other, and nobody on the ground to tell them what those listings don't show.

Fayetteville has been my home for more than 35 years. I spent over 20 of those years as a Fayetteville police officer, so I've driven the roads in this guide at 2 a.m., on holidays, and in the middle of shift change traffic. I know how these suburbs actually feel to live in, and how long those commutes really take.

My wife Stephanie and I work as real estate agents with All American Realty Group. Together, we have 200+ homes sold, and helping military families is a big part of what we do.

Here's what that means for you. When you call, you talk to me. I'll ask about your report date, your unit, which gate you'll use, and whether this house needs to work as a rental when your next orders come. Then we build your search around your real life, not just a list of listings.

Buying in person or sight unseen from overseas, I've done both many times, and I'll be your eyes on the ground.

Read through this guide, then call or text me. I'm happy to talk through your move even if you're still a year out.

Getting Started

Understanding Fort Bragg Before You Buy

Moving to Fort Bragg takes more than a house. It takes a plan.

James has been helping military families settle near Fort Bragg for seven years, on top of 35+ years of calling Fayetteville home. Before you choose a home, walk through these questions. They're the same ones he asks every family he works with.

Ask Yourself First

  • Which gate will you use most?
  • Shortest commute, newer homes, more land, or strong resale?
  • Buying for this assignment only, or do you want a future rental?
  • Do school zones matter to your family?
  • Are you using a VA loan?
  • Buying in person or sight unseen?

Fort Bragg at a Glance

Fort Bragg is home to:

  • XVIII Airborne Corps
  • 82nd Airborne Division
  • Army Special Operations Command
  • 3rd Special Forces Group
We build every home search around your actual gate, unit, and commute, not just a list of listings.

On-Post vs. Off-Post

On-Post

  • Housing is managed through Fort Bragg Family Housing, not open market rent
  • Waitlists run longer for E-1 through E-4 and shorter for senior NCOs and officers with larger families
  • Utilities and lawn care are typically included, which simplifies the monthly budget
  • Apply as soon as you have orders. Waitlist position is tied to family size and rank, not application date alone.

Off-Post

  • Starter homes near base in Spring Lake, often under $200K and walkable to Yadkin Road
  • Newer subdivisions in Raeford with larger lots and 3-plus car garages
  • Established cities in Hope Mills near Hope Mills Lake, zoned for the area's highest-rated schools
  • Key question we always ask: will this home work as a future rental if your next set of orders comes in 2 to 3 years?

PCSing From Overseas or a Remote Duty Station?

We handle virtual and video-walkthrough showings, coordinate a power of attorney for closing if you can't be there in person, and time contracts around vehicle shipping and household goods delivery. Tell us your report date and we build the home search around it.

Road & Gate Update

Gate Closure You Need to Plan Around

All American Gate Closed Through 2028

The All American Gate, Fort Bragg's main entrance, closed July 27, 2026, for a $15.5 million project to replace the Gruber Road Bridge and repair the roadbed on All American Freeway. The closure is expected to last 18 to 24 months, running into 2028.

The Visitor Center stays open for pass processing, but the gate itself is closed to all traffic in both directions until the work is done. If you used this gate before, plan a new route now.

Roughly 15,000 vehicles a day are being rerouted to other gates. Expect heavier traffic at Yadkin Road and Honeycutt Road, especially during peak commute hours. If you're house hunting in Hope Mills or south Fayetteville right now, your real-world commute may run longer than it will once the gate reopens. We factor this into every suburb conversation until the project wraps up.

Gate access changes which suburb makes sense for your daily routine. We walk every client through their real commute using current detour routes, not the map from two years ago.

Financing

The VA Loan Process, Step by Step

  1. Certificate of Eligibility. Your lender can usually pull this for you, often the same day.

  2. Get Pre-Approved. Work with a VA-approved lender who understands PCS timelines, overseas income, and BAH.

  3. Choose an Agent Who Knows VA Loans. Ask how many VA transactions they closed in the last 12 months before you sign anything.

  4. Make an Offer. On a VA loan, sellers can contribute up to 4% in concessions, and normal closing costs can be paid on top of that. We always ask for it.

  5. VA Appraisal. Confirms minimum property requirements. This is separate from the home inspection. Renegotiate or walk away if it comes in low.

  6. Home Inspection. Always get one. The VA appraisal protects the lender. The inspection protects you.

  7. Clear to Close. Your closing disclosure must be in hand at least 3 business days before closing.

  8. Closing Day. North Carolina closings are handled by a real estate attorney. Budget for attorney fees.

5 Mistakes VA Buyers Make

  1. Shopping by BAH, not the full payment. For example, an E-5 with dependents draws $1,806 in BAH, but a $235K Hope Mills mortgage runs closer to $1,950 to $2,150 a month once taxes, insurance, and HOA are added in.
  2. Skipping pre-approval. Good homes move fast.
  3. Confusing the VA appraisal with the home inspection. Always get the inspection.
  4. Not knowing the VA Funding Fee. It runs 2.15% for first use. Disabled veterans may be exempt.
  5. Using an agent who does not know VA loans.
